Why We Start With the Paperwork

Michaelburritt remodels kitchens in Scottsdale, Arizona. We tear out and rebuild cabinets, countertops, plumbing, lighting and ventilation, and we do it in a city where a large share of homes sit inside a master planned community with its own rules about what the outside of a house may look like.

That second fact shapes how we work more than anything else. A kitchen is an interior room, so it is easy to assume the association has no say. Then the plan calls for a ducted hood that exits through the back wall, or a window over the sink that grows by two feet, or a gas line that runs out to a patio grill, and suddenly there is a committee involved. If that committee has not seen the change before the wall is opened, the job can stop with the kitchen gutted.

So the first visit covers two walks. One is inside, where we look at the cabinet boxes, the panel, the slab, the plumbing and the layout. The other is outside, where we look at what a new vent, window or opening would change on the elevation, and what a neighbor, the golf course or the street would see.

How a Project Runs

• Guidelines first. We read your CC&Rs and design guidelines, or help you request them from the management company, before drawing anything.
• One plan set, two audiences. The association gets elevations and material samples. The City of Scottsdale gets the electrical, plumbing and structural details. Both come from the same drawings.
• Orders wait for approval. Cabinets and slabs that depend on an exterior change are not ordered until the approval letter arrives.
• Honest scope. If your cabinet boxes are sound and the layout works, we will say so, and price refacing next to replacement so you can compare.

What We Do Not Do

We do not tell you a change will pass review before the committee has seen it, and we do not start demolition on a gamble. We also do not work outside your association’s permitted hours or leave debris uncovered during monsoon season.
